- Daily water usage patterns of the household
- Retention period required for effective bacterial breakdown of waste
- Soil type and percolation rate of the plot, which determines how the soak pit or dispersion system performs
- Local municipal and building code requirements, which vary by corporation zone
Undersizing a tank means it fills faster than it can safely process waste, leading to overflow, odour issues, and premature soak-pit failure. Oversizing wastes construction budget and excavation space you may need elsewhere on a compact urban plot.
What Happens When It’s Done Wrong
The problems rarely show up immediately — that’s what makes this design step so easy to skip. Issues that surface a year or two later, often after your home is fully finished and landscaped, typically include: slow drainage across the house, recurring bad odour near the tank location, soak pit saturation requiring a full rebuild, and in some cases, groundwater contamination risk if the system is placed too close to a borewell.
Fixing any of this after the fact usually means breaking finished flooring or landscaping to access the tank — a cost and disruption that dwarfs what proper design would have cost upfront.
